Project Description

1050 B Street, San Diego/ Affirmed Housing Negotiated and documented a DDA, ground lease and related agreements for a 100% affordable housing high rise containing 225 units; total development costs of $65 million.
Academia Semillas Del Pueblo/Tzicatl Community Development Corporation Formed affiliate tax-exempt corporation to purchase real estate and lease back school site to parent charter school to access state funds; represented charter school in attaining financing for its East Los Angeles charter school.
Habitat for Humanity/ Clearinghouse Represented allocatee in a $25 million NMTC transaction with four California affiliates of Habitat for Humanity, “Portion of Business” and Target Population to meet the QALICB tests.
Cedar Gateway/Squier/ROEM Negotiated and documented a DDA, ground lease and related agreements for a 100% affordable 65 unit housing project; total project costs of $20 million.
Central Village Apartments/ Beyond Shelter Housing Development Corporation Represented affordable housing limited partnership in negotiations for acquisition, construction and permanent financing using 4% bond proceeds, low income housing tax credits, MHP and AHP financing for a mixed-use, 85 unit affordable housing project in South Central Los Angeles; total project costs of $26 million.
CityPlace, Long Beach/ Developer's Diversified Negotiated and documented master development agreement and several sub-agreements for the construction of 475,000 ft2 of retail and 300 residential units; total project costs of $200 million.
Long Beach Courthouse/ Redevelopment Agency Represented the Long Beach Redevelopment Agency in the exchange of the existing courthouse in Long Beach for 6 acres of vacant land, and the lease back to the State of the existing courthouse.
Hogar Hispano, Inc./ National Council of La Raza Formed and secured tax-exempt status for a new entity to purchase and renovate a $15 million office building in downtown Washington, D.C. using bond financing to create a national meeting and conference center for Hispanic institutions and other nonprofit organizations.
La Alameda/ Primestor/ Genesis LA Represented allocatee in negotiating and documenting an $8.2 million qualified equity investment in a regional shopping center in South Central Los Angeles; total project costs of $65 million.
Lafayette Hotel Represented allocatee and Historic Tax Credit investor in a $16 million Historic and New Markets tax credit financing for the renovation of the historic Lafayette Hotel in downtown San Diego.
Heritage Housing/ Clearinghouse Represented allocatee in a $7.3 million NMTC transaction with Heritage Housing Partners. QEI was used to rehabilitate historic homes and construct affordable, for sale condominiums in Glendale.
Prototypes Pomona Apartments/Prototypes Represented limited partnership in negotiations for acquisition, construction and permanent financing using 4% bond proceeds, LIHTC, MHP and AHP financing for development of a multifamily apartment complex for women and children; also negotiated the acquisition and construction financing of adjacent community health center for women in recovery using state revenue bonds.
Raza Development Fund/ National Council of La Raza Represented CDFI in over 150 loans nationwide, placing over $100 million into the community via lines of credit, acquisition, predevelopment, construction and permanent financing to build charter schools, affordable housing, child care facilities, community facilities and health care clinics.
SF Jazz Represented several allocatees in the NMTC financing for the new $55 million construction of the SF Jazz Center in downtown San Francisco.
Sunset and Gordon/Genesis LA Represented NMTC CDE in negotiating and documenting a $16.5 million new market tax credit allocation in a 300 unit workforce housing, 20% affordable, 40,000 ft2 of commercial and 15,000 ft2 of first-floor retail mixed-use project; total project costs of $111 million.
The Promenade, Long Beach/The Olson Company/Lyon Realty Advisors/Lennar Negotiated and documented four separate development agreements along the Promenade for 230 room hotel, 260 market-rate residential units, and 35,000 ft2 of retail; total project costs of $200 million.
Senior Wellness Center/ Clearinghouse Represented allocatee in a $6.8 million NMTC transaction with West Senior Wellness Center. QEI was used to construct a senior community center addressing the needs of low income seniors.
Auburn Airport/ Coherent Renegotiated three ground leases to provide term extensions, rent increases and upgrade of a 300,000 square foot industrial park.
Mini-Med Headquarters/ Cal State Northridge Negotiated and prepared joint powers agreement with the City of Los Angeles and ground lease of 28 acres with Mini-Med for development of $65 million headquarters.
Norse Dairy/ Genesis LA Represented NMTC CDE in negotiating and documenting a $10.7 million new market tax credit allocation for 245 units of housing, 20% affordable, 20,000 square feet of retail mixed-use project in Filipinotown. Total project cost: $90 million.
Redondo Beach/ Restaurants Unlimited Prepared reciprocal easement agreement for new pier; negotiated and documented build-to-suit for Kincaid's Restaurant (sale leaseback).
Sustainable Communities Fund/ Strategic Development Solutions Formation and qualification of tax-exempt status for an economic development fund whose stated mission includes below-market rate loans and equity investments for real estate projects and businesses in low-income communities.
Various Legal Audits Conduct broad-ranging legal audits for tax-exempt organizations, including audits of board governance, financial reporting, IRS compliance, intellectual property and confidentiality issues, compliance with HR laws, state and local requirements; recent audits included completion of audit of billion dollar affordable housing developer based on IRS inquiry.
